Every odd year, the Hinsdale County Assessor’s Office, along with the other
county assessor’s offices in Colorado must perform a state mandated revaluation
of every property within the county.

Tax Assessment:  Quick Facts
•        The assessment period and assessment methods the County uses to assess your property for
tax purposes are dictated by state law.  
•        The County does not have discretion to assess your property at a higher value, in order to
increase county revenue.  
•        The tax assessment you receive in 2011 is based upon the property sales that took place
over a two year period from July 1, 2008 through June 30, 2010.  
•        31 houses were sold during this time period and form the basis for the assessment, after
adjustment for neighborhood, land values and other relevant factors.
•        The values of houses sold after June 30, 2010 cannot be used as a basis for the assessment.
•        Tax assessments should be roughly equivalent to market
value during the assessment period.

Protest Procedures:
If you believe your assessment is in error, please call Joan Nelson, the County Assessor, or
Rhonda Dunham, the Deputy Assessor, at 970-944-2224, to protest.  The protest period for the
2011 Revaluation is May 1, 2011 through June 1, 2011.

The protest process is as follows:

The Assessor will check your assessment, to see if any adjustments
can be made.
1.  If the Assessor determines adjustments can be made.
2.  The Assessor will send you a Notice of Determination by June 30,
2011, if:
- Adjustments are made to your value.
-Your protest is denied and no adjustments are made to your
value.         

3.  If you protest is denied, you may complete a form asking that
your assessment be reviewed by the County Commissioners, sitting
as the Board of Equalization.

4. If the Commissioners uphold the assessor's decision, you then
have the option to appeal to the District Court, Board of Assessment
Appeals or submit the matter to an arbitrator.
